** GENERAL CONDITIONS OF SERVICE **

LKB BV is a top specialist of luxury villa rentals on La Reunion, France since 2020. We are specialized in the locations of Saint Pierre and Saint Gilles les Bain. We work closely with private landlords of holiday villas, with whom you ultimately enter into a rental agreement through our intermediation. As we offer our services online, we want to ensure that you feel safe and confident about the booking process with us. For you as a tenant, clear conditions are important.

LKB B.V. is a Dutch company registered by the Dutch Chamber of Commerce (registration number 78505283) with a physical address at: Bloemstraat 86 3, 1016LE Amsterdam – The Netherlands.

Property’s occupancy:
The properties, on LKB, are rented exclusively as a seasonal tourist residence with additional tourist services and are not meant to be used for any other purpose. The property should be occupied by the customer signing the contract and the number of people occupying the property must not exceed the number of beds indicated on the property description. No exceptions will be made.
Customer declares to accept the following general conditions by contracting online. The agreement is presented in French and/or English and subject to confirmation when requesting the booking. La Kaz Bourbon reserves the right not to accept any request from a customer with whom there was a previous payment or occupation dispute and if potential risk exists in a behavior that will annoy other occupants or engage in illegal activity on the premises. The validation by the Customer of his order, means acceptance of the complete general conditions.

Rate:
La Kaz Bourbon reserves the right to change her prices at any time. The final bill is based on basis of published rates when requesting the booking. All prices include taxes are in Euros. The prices do not include tourist tax or any additional services.

Payment:
A link for payment will be sent to customer once the request has been received. These elements will be communicated by email.

Tourist tax:
The tourist tax is not included in the rates and will be paid at the time of booking. This amount is of 4 EUR per adult per night and it is set by the local authority. LKB is responsible for collecting this tax in case you have not paid it during the booking procedure.

Security Deposit
A reserved damage fee of EUR 1000 or 2000, depending on the property, will be kept during your stay. The secured linked will be sent 2 days befoe your arrival in order to set the amount on hold. Your creditcard won’t be debited. The amount is intended to cover the damages and/or deteriorations to the property, her furniture and decorating objects caused by the customer, as well as the loss of keys or any other objects. The reserved fee will de released once the customer has left the property.

Cleaning Service
The cleaning service is meant to be done before customer enters the property and after the check out, on the day of departure.

Responsibility
LKB cannot be held responsible in the event of damage or theft of personal effects both in the property. LKB can also not be held liable for events of force majeure. LKB is not responsible for any accident occurring during the stay, or any change of the stay linked to weather conditions or external equipment such as swimming pools, garden, air conditioners.
Customer will have to avoid any noise disturbing the Neighbours, especially those produced by any device. Events in any form are strictly prohibited. In case of inappropriate behavior by disturbing neighborhood’s rest at any time, the total security deposit could be taken by LKB and the rental contract might immediately be stopped without reimbursement of the remaining days.


BOOKING CONDITIONS

5 nights minimum stay at Saint Gilles  and 2 nights minimum stay at Saint Pierre.
To book, a booking deposit of 40% is required. The balance payment is due 30 days before your arrival.
If there are less than 30 days before the beginning of your stay, the entire rental rate is due at the booking reservation.
In case of cancellation the following charges will apply:

  • 30  days before the arrival date, 40% of the booking amount.
  • The entire stay is due in the event of cancellation less than 30 days before the date of arrival or in the event of a no-show on the day of arrival.
  • If your arrival is delayed or your stay shortened, no refund can be made.
  • We advise you to take out adequate cancellation insurance for your holiday.
  • Check-in time: from 4 PM.
    Check-out time: Until 11 AM.

  • HOUSE RULES
    Events and parties are strictly forbidden.
    The use of the swimming-pool is forbidden for people from outside.
    It is strictly forbidden to smoke inside the villa.
    Pets are not allowed.
    A rental lease agreement will document all these information.
